What we do

Cook County publishes assessor records, sales data, and its own rules for how a property tax appeal should be built. Morganwell reads those public records for your specific property, finds genuinely comparable homes using the same criteria the Board of Review asks for, and compiles the result into an evidence packet — so you don’t have to learn the county’s data systems or hire someone to do it for you.

Our principles

• Public data only. Every figure in a Morganwell packet traces back to a public assessor or sales record. Nothing proprietary, nothing you can’t verify yourself.
• Transparent pricing. One flat price, shown before you pay, set only by your estimated savings — never by who you are.
• You file yourself. We build the evidence; you stay the filer of record with the county. That keeps the relationship simple, and it’s what keeps Morganwell outside the practice of law.
• We say when there’s no case. If our review of your assessment shows it’s already in line with the neighborhood, we tell you — instead of selling you a packet that won’t hold up on appeal.

Not a law firm

Morganwell is not a law firm and does not provide legal advice or representation. We do not file appeals on your behalf, sign documents for you, or appear before the Board of Review. You file your own appeal, using the evidence we compile, as your own representative — normal and common practice for homeowners appealing their own residence in Cook County.
