Area names are the main neighborhoods in each ZIP code within Hyde Park Township and are approximate. The township-wide median covers all 21,208 flagged homes, including 157 without a ZIP code on record.

What stands out

The share of homes that may be over-assessed is fairly even across the township, around one in three. The size of the likely saving is not. In 60615, 60637 and 60653 (Kenwood, Hyde Park, Woodlawn and Oakland), where values and tax bills are higher, the median estimated saving is above $1,000 a year, three times the township median. In 60637, 45% of homes checked may be over-assessed, the highest share in the township.

Hyde Park’s next full reassessment is in 2027, so a value lowered now applies to the 2026 tax bill.

How these figures were made

  • Source: Cook County open data, 2026 mailed assessments, residential characteristics and recorded sales, pulled September 28, 2026. Every home’s assessed value was checked against the county’s own record.
  • A home counts as possibly over-assessed when its building assessment per square foot is materially above the median of similar homes in the same assessor neighborhood and class (similar size and age), or when similar homes sold for less than its implied market value, or when its own recent arm’s-length purchase was below that value.
  • Foreclosure auctions, sheriff and tax deeds, and sales by banks, loan servicers, Fannie Mae, Freddie Mac, HUD and the county land bank are excluded, and each home counts once, so distressed sales cannot drag the comparison down.
  • Estimated saving = reduction in assessed value × the 2025 state equalizer (3.0300) × the Cook County Clerk’s 2025 tax rate for the home’s tax code. Exemptions and future rate changes can move the real figure. These are estimates, not appraisals, and not a promise; the county decides.
  • Condominiums and commercial property are not included yet.
